The Challenge

  • Hiya was going through rapid growth and with a second round of funding just months away, could not commit to office space longer than 12-18 months

​

  • Hiya was required to leave their current space within three months.

​

  • Their employee count was 60+ making WeWork a less desirable consideration.

​

  • Zero solid options on market.

Strategy

  • Target all off market ideas – See if we could find another company that would leave their space and allow us to take it over.

​

  • Called every company in Seattle in their desired square footage and expiration asking if there was interest.

​

  • Work network and ask brokers if their clients would consider “out of the box” ideas.

Results

  • Identified a space where the current tenant had recently been acquired and was looking to move.

​

  • Toured and negotiated before the space became available to the rest of the market.

​

  • Negotiated a sublease, consent and moved within 30 days – almost an impossible task which required 5 hours of phone calls on a Saturday morning from vacation…. Worth it!
