
The Challenge
• Primary clinic and back-office located on First Hill at 1101 Madison.

• Under new leadership in 2017, focus to examine the efficiencies of the clinic.

• Existing space designed in a way that did not optimize doctor productivity or patient flow which had major impacts on company revenue
​
• Needed to determine whether the existing layout could be modified or if a new location would be more cost-effective.
​
• Lease expiration quickly approaching so the timeline was crucial
​
• Swedish expanding in the building so had to be very protective of the space
Strategy
• Worked with a specialized firm called Eye Designs that focused on clinic optimization
​
• Contracted with JPC Architects locally for space planning needs
​
• Utilized heat maps to study traffic flow patterns at different times of the day for various submarkets
​
• Created patient surveys to figure out how patients were physically getting to the space (car, bus, Uber, Light Rail, etc), where they were commuting from (work vs home), and the ease of access of the existing clinic on First Hill
​
• Toured various submarkets and buildings to benchmark the value of the existing clinic to alternative options
​
• Created a financial matrix to compare all options and determine the financial implications of each scenario
Results
• Negotiated a 10 year renewal at existing First Hill location with substantial tenant improvement dollars from the Landlord
​
•Designed a space that was current, efficient, and optimized patient flow and doctor productivity
​
•Created a four-phase tenant improvement schedule to minimize interruptions to daily operations
​
•Identified a secondary, smaller location in the heart of South Lake Union to cater to Amazon, Google, and Facebook employees
